Immigration Act – Right To Rent

Under the new legislation, Landlords are now responsible for the Immigration checks on their tenants.
You must check that a tenant or lodger can legally rent your residential property in England.
Before the start of a new tenancy, you must make checks for tenants aged 18 and over.

On Line Tenancy Agreement

The Tenancy Agreement (AST) is a legal written contract between you and your tenant. Most tenancy agreements are Assured Short Hold Tenancies but there are others available for HMO’s, Lodgers Ltd Companies etc. The Tenancy Agreement sets out the terms and conditions of the tenancy such as the rent, the length of the tenancy, repairs and responsibilities, the amount and reason for a deposit. Rent Guarantee Insurance

Rent guarantee insurance will make a difference to Landlords getting paid when a tenant defaults on their rent. It is highly recommended that a landlord should protect their business with sufficient insurances in place. Opt for rent guarantee including additional rent cover, it relatively cheap. Can be bought as a 6 or 12 month policy, and some will offer legal expenses. This is an additional benefit to landlords should the landlord incur legal costs in the event of a dispute.
